Widely considered the crown jewel of West Kelowna, with rolling vineyards, high-end architecture, and unobstructed 180-degree views of the lake, the Kelowna skyline, and the surrounding peaks.
Lakeview Heights is one of the handful of West Kelowna neighbourhoods, alongside Glenrosa, with history dating back to the early-to-mid 19th century. Long before "West Kelowna" existed as a name, this bench above the lake was already being settled, with orchards and riding stables taking root alongside the earliest homes.
That agricultural history carried straight through to today: the benches are still home to working orchards, vineyards, and wineries woven directly into the residential streets. Lakeview Heights forms the core of West Kelowna's world-famous Westside Wine Trail, giving the entire area a Napa Valley-like atmosphere few West Kelowna neighbourhoods can match. A resident-run Community Association still represents the neighbourhood's interests, and a standalone Lakeview Heights Community Hall anchors local gatherings.
West Kelowna has kept investing here, too: a new Lakeview Heights fire hall, a roughly $14.3 million project, officially opened in October 2025.
Lakeview Heights stands apart geographically from the rest of West Kelowna: it's the only one of the city's seven neighbourhoods east of Highway 97, perched on a massive, gently sloping bench directly above Okanagan Lake. The other six, Glenrosa, Smith Creek, Westbank Centre, Shannon Lake, West Kelowna Estates, and Westside Road, all sit west of the highway.
It's one of the closest West Kelowna neighbourhoods to the William R. Bennett Bridge, taking just 8-10 minutes to reach downtown Kelowna, real convenience alongside the view. Housing mixes established custom estates on multi-acre agricultural lots, modern architectural builds, upscale lakefront homes along Sunnyside Road and Casa Loma, and traditional mid-century single-family properties. The neighbourhood even has its own commercial hub, Lakeview Village, with a grocery store, coffee shops, craft breweries, and dining.
It also sits just south of Tsinstikeptum Indian Reserve No. 10, one of the Westbank First Nation's two self-governing reserves, a reminder that land tenure in this part of West Kelowna isn't always straightforward fee-simple ownership. See our guide to leasehold properties on WFN land for how that works.
One trade-off worth knowing: because of the location, the views, and the bridge access, real estate here commands a notable premium over neighbourhoods farther west like Glenrosa or Smith Creek. And during peak summer wine tourism (July-August), expect more traffic along the main vineyard corridors, Boucherie Road and Hudson Road, from tour buses and visitors heading to winery events.

An ancient, 60-million-year-old extinct volcanic cone sitting directly against Lakeview Heights. Well-maintained trails climb to 360-degree views of the whole valley and lake basin.
Large lot sizes and farm-status properties in lower Lakeview Heights mean horse riding trails and rural loops are common throughout the area.
Quick access to multiple public beaches, boat launches, and marinas.
Casa Loma is a tiny, exclusive, secluded waterfront pocket along Campbell Road, directly beneath the William R. Bennett Bridge. It sits on a peninsula with only one road in and out, so there's zero pass-through traffic, making it highly private, peaceful, and prestigious. Homes range from luxury lakeshore estates with private docks to upscale semi-detached villas and boutique resort townhomes. It offers the fastest commute to downtown Kelowna of any West Kelowna neighbourhood, under 5 minutes across the bridge.
No schools directly in Casa Loma due to its small footprint. Students attend Hudson Road Elementary nearby, then Constable Neil Bruce Middle and Mount Boucherie Secondary.
Small pocket beaches, boat launches, and immediate proximity to Casa Loma Lakeshore Resort, just minutes from Kalamoir Regional Park down the shoreline.
Green Bay and the lower Boucherie corridor sit directly along the shore, right below the elevated Lakeview Heights bench, laid-back, beachy, and luxurious. Green Bay is famous for its man-made water canals, letting homeowners dock ski boats or pontoons right in their backyards. Homes range from mid-century beach bungalows to multi-million dollar custom lakefront estates, and it sits right at the base of the Westside Wine Trail, with Quails' Gate and Frind Estate Winery practically in the backyard.
Chief Tomat Elementary, Hudson Road Elementary, Constable Neil Bruce Middle, and Mount Boucherie Secondary.
Willow Point Park, Pritchard Drive Beach Park, and private marina access.
Looks directly across the water to East Kelowna and Okanagan Mountain Provincial Park, with Mount Boucherie looming behind to the north.
