If you're looking at property on Westside Road, officially named "Westside Road/Bear Creek Road" by the City of West Kelowna, there's one amenity that defines the whole stretch more than any other: Bear Creek Provincial Park.
Bear Creek was established in 1981 and expanded to its current 178 hectares (440 acres) in 1988. It's managed by BC Parks and sits directly on this stretch of Okanagan Lake's west shore, running north out of West Kelowna's main built-up area toward Fintry and the North Okanagan.
A beach over 400 metres long, roughly 5 km of marked hiking trails looping around a creek and canyon, and lakeside camping with 145 campsites at peak season. In a 2017-18 BC Parks reporting period it drew roughly 240,000 visits. Current figures should be confirmed directly with BC Parks, but it's long been one of the more heavily used regional parks in the Okanagan.
A provincial park next door means protected green space that isn't going anywhere, a real advantage over neighbourhoods where the lot next door could be redeveloped. The trade-off is distance: Westside Road is the furthest of West Kelowna's seven neighbourhoods from Westbank Centre and Highway 97C, so the drive for day-to-day errands is longer than from a more central neighbourhood like Lakeview Heights. It's the right trade for buyers prioritizing quiet, lakeshore, and park access over proximity to town.
